Interview Questionnaire

David Johnson
Founder & CEO, Gingerbread Homes Inc.

  1. Your early life on the Navajo Reservation and your long-standing work with Native communities clearly shaped your worldview. How did those experiences influence your vision for inclusive, sustainable housing models? When you see the humble circumstances and conditions people are living in in third world countries (The Navajo Reservation was like a third world country within a first world country) youdon’t have to wait to tell you there is a better way of living. You are around it continuously and you don’t need to be convinced that the need is real.
  2. Gingerbread Homes challenges traditional housing norms through factory-built, AI-assisted, and cooperativelabormodels. What problem in the global housing ecosystem were you most determined to solve when you founded the company? To make high quality, nostalgic homes robotically built at an affordable price for the common person. Until there is a pathway for every ordinary person to be able to invest in their own homes the job isn’t done.
  3. You emphasize affordability across all income levels without compromising design or functionality. How do you balance cost efficiency with architectural creativity andlivability?Because of building GB Cottages robotically, we create 5 variances of a practical floorplan as the limit on design offerings to the customer and then you repetitively build to that spec. You don’t need to worry about ever building anything custom, GB let’s other players cater to the custom clientele.
  4. Your homes integrate 3D CAD design, robotics, and artificial intelligence. Howisadvanced technology redefining construction efficiency and customization at Gingerbread Homes? Advanced technology by using the GB Sandwich incorporates Offsite and Onsite construction robots to assemble up to 95% of the GB cottage. That in and of itself sets up GB as a Blue Ocean strategic move.
  5. Cooperativelaboris a central pillar of your housing philosophy. How does this model empower local communities and contribute to economic self-sufficiency? Depending on the demographics and the locations for GB cottages, particularly in a GB development there are opportunities for home owners to collaborate in multiple cooperative initiatives, from food production, to small business opportunities.
  6. You have worked across healthcare IT, mining operations, manufacturing, and housing. How has this cross-industry experience strengthened your approach to operational efficiency and systems thinking in construction?First andforemost, I have learned to value the ergonomics, traffic patterns and the human factors side of functional design within a 3D space. From a social perspective defined space is far more attractive and likeable than undefined space.
  7. Gingerbread Homes designs are inspired by fairy tales and storytelling. Why do you believe emotional connection and imagination matter in modern housing design?Primarily because the pen portrait of a GB cottage are children, where they are typically left out of thedecision making process by the adults in their lives whose focus is more on cost and square footage.
  8. Sustainability is a recurring theme in your work. How do off-grid and adaptable housing solutions support environmental responsibility while addressing urban and rural housing shortages?Energy has become a necessity right up there with food, clothing and shelter. Hence it is essential for self-reliance purposes to make our homes more independent than they currently are, being less beholden to infrastructure and constraints that are grid tied.
  9. From managing large factory teams to building complex databases tracking thousands of data points, data-driven decision-making has been central to your career. How does data guide innovation at Gingerbread Homes today?Data driven decision making coupled with AI are essential in the residential housing industry. Unfortunately, in today’s environment the opinions of the customer base are less important because the driving need for more housing in general.
  10. Housing shortages disproportionately affect Indigenous and underserved populations. What role do you believe private innovators must play alongside governments in addressing this crisis? We must move beyond appeasement when it comes to marginalized populations andreturn to a higher level of thinking, beyond just building more high rise apartment buildings, something 75% of the world’s population despises.
  11. Looking ahead, how do you see factory-built, AI-enabled housing reshaping global real estate over the next decade?I believe the time will come when a person’s house will be detached from the real estate it sits upon, why? Because of the opportunity to “pack up” your house like any other asset and move it to a newpreferred location.
  12. What advice would you give to entrepreneurs aiming to merge social impact, advanced technology, and scalable business models? If you are an entrepreneur that is genuinely interested in solving real world problems, then become good at the craft of problem solving. There is a shortage of effective problem solvers in the world.
